According to Savills' Hanoi real estate market report for the first quarter of 2021, villas, townhouses, and shophouses in Hanoi are one of the hottest segments in the market. Specifically, the transaction volume reached 934 products, an increase of 83% compared to the fourth quarter of 2020 and 232% compared to the same period last year. Hoai Duc district leads the transaction
volume with 56% market share, followed by Ha Dong district with 24%. The Western region accounts for 80% of transactions. The absorption rate is at 47%, an increase of 14 percentage points quarter-on-quarter and 26 percentage points year-on-year.
Sharing the same opinion as Director of Savills Hanoi, Ms. Nguyen Hong Van - Market Director, JLL Real Estate Services Company also said that low-rise buildings in urban areas are currently a segment that many investors are interested in. In the context of the apartment segment slowing down, low-rise houses still have a certain price increase margin, especially in the Ha Dong, Hoai Duc, and Dong Anh areas.
Observing reality in the market, we can see that currently, the primary supply of low-rise housing segment is strongly concentrated in the Western region. Specifically, the new supply of about 942 units comes from four new projects and the new phase of three projects that have opened for sale. Most of the new supply comes from 3 projects in Hoai Duc District including Ha Do Charm Villas, An Lac Green Symphony and Hinode Royal Park and the West Hanoi area with the Him Lam Van Phuc shophouse project. Of which, the Western region accounts for 83% of new supply.

Regarding the situation of activities in the secondary market, although some projects were just launched at the end of 2020, they have almost run out of goods, making transactions on the secondary market vibrant. Even some projects such as Him Lam Van Phuc (Ha Dong) have recorded a price increase of 10-15% on the secondary market, even though they were just launched before the Lunar New Year.
